Do you do roofing work throughout Kenilworth?

The leak is over my stoep. Is a verandah roof different to the main roof?

Quite different, and it is the most common roofing call we get on this side of Kenilworth. A verandah roof runs at a much shallower pitch than the main roof, which means water moves off it slowly and any shortfall in the lap or the fixing shows up immediately. It also has to be flashed back into the house wall, and that junction is where most of these leaks actually start.

Can you keep the broekie-lace and the original trim?

Yes, and we would encourage it. Decorative ironwork, timber trim, and finials come off before the covering is stripped, get set aside properly, and go back on afterwards. Replacing them with modern equivalents is quicker and cheaper and it visibly changes the front of the house, so we only suggest it where a piece is genuinely beyond saving.

My roof is a heritage profile. Can it be matched?

Usually. The older Kenilworth stock is mostly corrugated profiles that are still available, and where a street-facing elevation needs to stay consistent we can often match closely enough that the change is not obvious from the pavement. We will tell you at the inspection what can be matched and what cannot rather than promising it and hoping.

I live in a complex and the roof is common property. How does that work?

The roof belongs to the body corporate, so the instruction has to come from the trustees rather than from you directly. What we can do is inspect, identify where the water is entering, and give you a written report and quote in a form you can put to a meeting. If the trustees appoint us we deal with the managing agent on access, working hours, and phasing from there.

Will you need access through my neighbour's property?

Sometimes, particularly on a semi or a tightly packed row of cottages where there is no side access on your own erf. We identify that at the site visit rather than on the first morning, so the conversation with the neighbour happens in advance and the quote reflects how the scaffold and material are actually going to get in.

Do you repair the ceiling damage as well?

Yes. A roof leak usually costs you a ceiling, cornices, and paintwork as well as the roof itself. We handle the roof and the making good below it as one job, so there is one contractor and one quote rather than an argument about where the roofing ends.
