Your Local Plumstead Roofing Contractor
Not Every Roof Needs Replacing
Plumstead has some of the most mixed roof stock in the Southern Suburbs — 1940s and 50s houses, mid-century tiled homes, older cottages still carrying corrugated iron, and almost all of them added to at some point. That variety means there is no single standard answer, and it also means a lot of people here get quoted for a full re-roof when what they actually have is one failed junction.
We would rather find the leak than sell you a roof. If a repair genuinely buys you another ten years, that is what goes on the quote. If the underlay and fixings have gone across the whole roof, we will tell you that plainly too — and either way the quote comes back split by priority, so you can deal with what leaks this winter and programme the rest for when it suits you.
What's Included
Diagnosed Properly, Then Priced Honestly
From tracing the actual leak to repairing the ceiling underneath it, the whole scope sits with one contractor.
Repair or Replace Assessment
A straight answer on whether this roof needs a repair now or a replacement, with the reasoning shown.
Leak Tracing
The actual entry point found rather than sealant run over whatever is nearest the ceiling stain.
Priority-Ordered Scope
What has to be done this winter and what can safely wait a year or two, listed and priced separately.
Tile & Sheeting Repairs
Slipped and cracked tiles, corroded corrugated iron, and failed sheeting fixings put right.
Timber & Batten Repairs
Rotted battens, wall plates, fascias, and barge boards replaced while the roof is open.
Flashings & Junctions
Chimney, parapet, and back-addition junctions reflashed, which is where most of these leaks start.
Gutters & Downpipes
Rusted gutters replaced and downpipes discharged into the stormwater instead of against the wall.
Ceilings & Making Good
Stained ceilings, cornices, and paintwork repaired once the roof above them is watertight.
Where Roofs Fail
Usually at the Join, Not in the Middle
On Plumstead houses the leak is nearly always at a junction — where the back rooms were added, where a lean-to meets the main roof, or at a chimney whose mortar fillet has cracked out. Open runs of tile rarely fail on their own.
Back Addition Junctions
Almost every Plumstead house has been added to. The valley or abutment at that join is the usual culprit.
Corroded Corrugated Iron
Older cottages and outbuildings here still carry iron sheeting that rusts through at the fixings first.
Chimney & Parapet Flashings
Original mortar fillets crack and drop out, and water tracks down the chimney breast into the ceiling.
Nail Sickness on Tile Roofs
On the mid-century stock the tiles outlast the nails holding them, and tiles start slipping out of line.
Rusted Gutters & Brackets
Old steel gutters rust at the joints and sag, dumping water down the wall instead of into the downpipe.
Tight Side-Passage Access
Narrow erven and close neighbours decide where scaffold and a skip can go. Worked out before pricing.

A Quote You Can Actually Stage

Roofs We Work On
Whatever Is Actually Up There
Plumstead roofs are rarely all one thing. A tiled main house with an iron-roofed outbuilding and a flat lean-to at the back is completely normal here, and we work on all of it — including just the section that leaks.
1940s to 1960s tiled house roofs
Corrugated iron on older cottages and outbuildings
Fibre cement sheeting on garages and stores
Back addition, lean-to, and flat roof junctions
Semi-detached and shared-boundary rooflines
Timber fascia, barge board, and gutter repairs

Roofing FAQs for Plumstead Homeowners
Whether to repair or replace, splitting the work by priority and budget, leaks at back-addition junctions, older fibre cement sheeting, tight side-passage access, and how to get a quote.
Do you do roofing work throughout Plumstead?
Yes, right across the suburb — from the older streets near the main road through to the quieter pockets bordering Bergvliet and Diep River. We also work in Bergvliet, Southfield, Wynberg, Kenilworth, and Meadowridge, so we are in this part of the Southern Suburbs most weeks.
Do I need a whole new roof or can it just be repaired?
Often it can just be repaired, and we will say so. Plumstead roofs vary enormously in age and condition, and a lot of the leaks we are called out to are a single failed junction, a cracked flashing, or a run of slipped tiles — not a roof at the end of its life. We inspect properly, lift tiles where we need to, and if a repair genuinely buys you another decade then that is what we quote. Where the underlay and fixings have gone across the whole roof we will tell you that too, because patching in that situation is money spent twice.
I cannot afford everything at once. Can the work be split up?
Yes, and we scope it that way deliberately. The quote comes back split by priority — what is actively letting water in and needs doing before winter, what is deteriorating but has a season or two left, and what is cosmetic. That way you can spend on the urgent part now and programme the rest, rather than being handed one large number and no way to stage it.
My roof has old fibre cement sheeting. Can you work on it?
Yes, and it needs handling carefully. Older sheeting on garages, outbuildings, and lean-tos in this area can contain asbestos, which is regulated and must not be broken up, drilled, or removed like ordinary sheeting. We identify it at the site visit, tell you plainly what you are dealing with, and where removal is needed we bring in a licensed asbestos contractor to do that part properly rather than pretending it is a standard strip.
The leak is where the back rooms were added on. Is that common?
Extremely. Nearly every house in Plumstead has been added to at some point, and the join between the original roof and the addition is where the water gets in — either a valley that was undersized, an abutment flashed with a mortar fillet that has since cracked out, or a lean-to laid at too shallow a pitch. It is a very fixable problem once it is properly diagnosed, which usually means looking at the junction rather than the ceiling stain.
Access down the side of my house is very tight. Is that a problem?
It is something we plan around rather than a dealbreaker. Plumstead erven are narrower than the ones further up the line, and close neighbours, narrow side passages, and on-street parking all affect where scaffold can stand and where a skip can go. We walk it at the site visit and price the access honestly — that is far better than turning up on the first morning and discovering the only route is through your lounge.
How long does the work usually take?
A targeted repair is often one to three days. A full re-roof on a typical Plumstead house is closer to one to two weeks depending on roof area, how much timber turns out to need replacing, and the weather. We strip and dry in section by section, so the house is never left open overnight.
