Repair the Cause, Not the Crack

A Cracked Wall Is a Symptom of Something Moving

Cape Town's clay and made-up ground swells and shrinks through the wet and dry seasons, and older homes here often sit on shallow foundations. Add a blocked gutter, failed waterproofing, or a tree too close to the building, and a wall starts to move. The cracking you see is the result.

We diagnose what is actually driving the movement before quoting a repair, so the work deals with the cause. Where the wall needs re-tying we crack stitch; where the ground is the problem we underpin.

Crack Repair Services

Stitching, Underpinning, Lintels, and Making Good

We handle structural crack repair end to end on residential and commercial properties, from the initial assessment through to the plaster and paint that hides the repair.

Crack Stitching

Helical bars bedded in structural grout across the crack, re-tying the masonry on both sides so the wall works as one again.

Underpinning

Deepening and widening foundations where settlement is the actual cause of the cracking, not just the symptom.

Lintel Repairs & Replacement

Failed or missing lintels above windows and doors, where the load has dropped onto the opening and cracked the brickwork.

Structural Crack Assessment

Reading the crack pattern, width, and direction before quoting, so you know whether the movement is active or historic.

Repointing & Repair Plastering

Raking out and repointing cracked mortar beds, and rebuilding plaster where it has blown or delaminated off the wall.

Movement Joints

Introducing proper movement joints in long wall runs and at junctions so future thermal movement has somewhere to go.

Damp & Waterproofing Correction

Fixing the water ingress, blocked drainage, or failed waterproofing that is often driving the movement in the first place.

Making Good After Repair

Plaster, skim, and paint over the completed repair so the finished wall shows no sign of the work.

Why Us

Diagnosis Before Repair

Anyone can fill a crack. The question worth answering first is whether the movement has stopped, and if it hasn't, what is still driving it. We read the crack pattern, check the drainage and waterproofing, and look at the ground before recommending anything — because a stitched wall over an unstable foundation will crack again.

  • Diagnosis of the crack pattern before any repair is quoted
  • Structural repair rather than fill-and-paint that reappears next winter
  • Helical stitching and underpinning carried out by an experienced local team
  • Real experience with Cape Town settlement on soft and clay ground
  • Waterproofing and drainage causes addressed in the same scope
  • Clear written scope before work starts
  • Clean, respectful work on occupied homes and commercial properties

Crack Types

What the Crack Pattern Tells Us

Width, direction, and where a crack sits on the building all point to different causes. These are the patterns we see most often on Cape Town properties, and each one leads to a different repair.

Diagonal stepped cracking through brickwork

Vertical cracks at wall junctions and corners

Cracking above and below window and door openings

Horizontal cracking along mortar beds

Hairline and cosmetic plaster cracking

Cracking linked to subsidence and foundation settlement

How It Works

Our Crack Repair Process

A clear sequence avoids repairs that fail, unclear costs, and cracks that reopen after the next wet season.

01

Crack Inspection

We look at the width, direction, and pattern of the cracking, inside and out, along with ground conditions and drainage.

02

Diagnosis & Cause

We establish whether the movement is cosmetic, historic, or still active, and what is actually driving it.

03

Repair Scope & Quote

You receive a clear scope covering stitching, underpinning, lintels, or making good, with the reasoning behind each item.

04

Stitching & Structural Repair

Our team cuts the slots, installs the helical bars in structural grout, and completes any underpinning or lintel work.

05

Making Good & Handover

We plaster, skim, and paint over the repair, tidy the site, and hand back a wall that looks untouched.

Cost Guide

What Crack Repair Costs in Cape Town

Crack repair costs depend on crack length, wall construction, access, and above all whether the cause is cosmetic or structural movement. We inspect first and quote against a defined scope, so you are not paying for work the building does not need.

Cosmetic Crack Repair

Quoted after inspection

Hairline plaster cracking with no structural movement behind it — cut out, fill, skim, and repaint.

Structural Crack Stitching

Quoted per crack

Helical bar stitching across cracked masonry, priced by crack length, access, and wall construction.

Movement & Underpinning

Quoted on site

Where foundation settlement is the cause — underpinning, lintel work, and stitching handled as one scope.

A Word of Caution

Why Filling and Painting Doesn't Work

Filling a structural crack with crack filler and painting over it hides the problem for a season. If the wall is still moving, the filler simply tears again — usually in the same place, usually after the winter rains — and each cycle takes a little more plaster with it. Worse, it buries the evidence a buyer's inspector or your insurer would want to see. Repairing the cause costs more once and less over the life of the building.

Frequently Asked Crack Repair Questions

Common questions from Cape Town homeowners about wall cracks — what causes them, when they are structural, how stitching and underpinning work, and what the repair involves.

What is crack stitching?

Crack stitching is a structural repair where stainless steel helical bars are bedded in a high-strength grout across the crack, at right angles to it, in slots cut into the mortar beds. The bars tie the masonry back together on both sides so the wall behaves as a single element again. It is a permanent structural fix, not a filler — and once plastered and painted over, it is invisible.

My walls have cracks. Is that serious?

It depends entirely on the pattern. Fine hairline cracking in plaster is usually cosmetic. Diagonal, stepped cracking through the brickwork that is wider at one end indicates movement, and on Cape Town's softer ground that is often foundation settlement. We assess the pattern first, and where it is structural we crack stitch and underpin rather than simply filling and repainting, which only hides it until the next winter.

Do I need crack stitching or underpinning?

Crack stitching repairs the wall; underpinning fixes the ground beneath it. If the foundation has settled and is still moving, stitching on its own will crack again — the foundation has to be stabilised first. If the movement is historic and has stopped, stitching alone is usually enough. That call is what the inspection is for, and we tell you plainly which one your building needs.

What causes cracking in Cape Town homes?

Most of it comes down to ground and water. Clay and soft made-up ground move as they wet and dry through the winter rains, older homes were often built on shallow foundations, and blocked gutters or failed waterproofing concentrate water at the foundation. Thermal movement in long unjointed walls, failed lintels, and tree roots close to the building account for much of the rest.

How long does the work take, and can we stay in the house?

Yes, you can normally stay in the house. A typical stitching repair on a few cracks is a matter of days, including making good. Underpinning takes longer because it is done in sequenced sections, and it is dusty work in the immediate area, but it does not require you to move out. We work section by section and keep the site clean as we go.

Will the repair be visible afterwards?

No. The helical bars sit inside the wall, and the slots are filled, plastered, skimmed, and painted. Once the making-good is finished the wall matches the surrounding surface. On face brick we repoint to match the existing mortar as closely as possible.

Do your crack repairs come with a warranty?

Yes. Our workmanship is guaranteed for 12 months from handover — if a defect in our work shows up in that time, we come back and fix it at no charge. Materials carry their own manufacturer terms, and we tell you what those are before we install anything.
