The City Bowl is the oldest residential fabric in Cape Town — Victorian and Edwardian terraces, semis, and cottages, layered over with mid-century houses and apartment blocks, all of it packed into the slope between the mountain and the city. Anything older than 60 years carries heritage protection, and large parts of Gardens and Oranjezicht sit inside heritage overlay zones on top of that.

Then there is the ground itself. The slope brings retaining walls, structural movement, and stormwater running off the mountain straight at the back of the house. And the streets are narrow, steep, and mostly without on-site parking, so how materials and plant reach the site is a real part of the cost — not a detail to sort out on the first morning.

Which suburbs does the City Bowl cover?

The City Bowl is the bowl of suburbs between Table Mountain, Devil's Peak, Signal Hill, and the city centre — principally Gardens, Oranjezicht, Vredehoek, Higgovale, Tamboerskloof, Bo-Kaap, and Devil's Peak Estate. Our property is in a heritage overlay zone. Does that change things?

Yes, and it is common across the City Bowl. Any structure older than 60 years is protected under the National Heritage Resources Act, and much of Gardens and Oranjezicht sits inside heritage overlay zones on top of that. Alterations affecting the street-facing elevation usually need Heritage Western Cape input, which adds time to the approval process. We factor it into the programme from the start rather than discovering it halfway through.

How do you get materials to a site on a narrow, steep street?

Carefully, and it is planned at the site visit rather than on the day. Many City Bowl streets are single-lane, steeply graded, and have no on-site parking, so deliveries have to be scheduled, skips permitted, and larger loads broken down. On the steepest sites a crane or hoist is the only practical route. All of that goes into the quote up front, because access is a genuine cost here and a quote that ignores it is not a real quote.

Why does water come in during a southeaster but not in ordinary rain?

Because it is wind-driven. In the City Bowl the southeaster pushes rain horizontally into parapets, window reveals, and the junctions between old and new work, and it finds gaps that vertical rain never touches. We trace the actual entry point rather than sealing the visible damp patch, which is usually some distance from where the water is getting in.

Do you work on apartment blocks and for body corporates?

Yes. A large share of the City Bowl is sectional title, and much of our work here is for body corporates and managing agents — common property repairs, balcony and parapet waterproofing, and facade work. We quote in a format that can be put to trustees.

Can we stay in the property while you work?

In most cases, yes. We phase the work, protect the occupied areas, and keep the site contained — which matters more here than in most suburbs, because neighbours are usually only metres away.
