A Newer Park in a Punishing Position
Capricorn Park is one of the newer business estates in the south — planned units, architectural guidelines, and a body corporate running the common property. The buildings are modern, which means the problems here are rarely about age.
They are about position. The park sits within sight of the False Bay shoreline on low ground beside the Zandvlei wetland, so salt comes in on the onshore wind, the water table sits high under the ground floors, and sand off the dune belt gets into everything. Steel, damp, and drainage are the recurring jobs, and all three need fixing at the cause.

Why Choose Us
Repairs Specified for the Coast, Not the Suburbs
The mistake we are most often called in to undo is work specified as if the park were inland — ordinary primers on exposed steel, damp sealed in rather than drained, and flashings that were never going to survive a False Bay winter. We scope for the exposure the building actually has.
- Building team working across Capricorn Park and the wider False Bay coastal strip
- Experience with body corporates, park management, and managing agents
- Repairs specified for a genuinely corrosive coastal environment, not a mild one
- Damp and drainage treated at the cause on low-lying ground beside the wetland
- Clear scope and written quote suitable for submission to trustees
- Phased, after-hours work so tenanted units keep trading
Premises We Work On
Business Units, Common Property, and Everything Between
Capricorn Park mixes light industrial, office, and showroom space inside one managed estate, and the line between a unit and the common property is not always where people assume. We work on both, and we tell you which side of that line the job sits on before it starts.
Sectional title business units
Warehouse and light industrial units
Office and showroom space
Common property and shared areas
Tenanted and investment units
Trade counters and service premises

Serving Capricorn Park & Beyond
Building Around the False Bay Coast
Capricorn Park sits at the top of the False Bay coast, and we work right along it — Muizenberg, Lakeside, Marina da Gama, Steenberg, Retreat, Tokai, and Fish Hoek — as well as the rest of Cape Town. If the job is a repaint or a coating specification rather than building work, see our commercial painting page for Capricorn Park. Wherever your premises are, we bring the same standard of workmanship, clear communication, and reliable project management.
Frequently Asked Questions About Building in Capricorn Park
Common questions from Capricorn Park owners, tenants, and trustees — covering coastal corrosion, rising damp, common property, fit-outs, and quotes.
Do you work throughout Capricorn Park?
Yes. We work across Capricorn Park and the surrounding False Bay areas, including Muizenberg, Lakeside, Marina da Gama, Steenberg, Retreat, and Tokai.
Do you work with the body corporate and park management?
Yes. Capricorn Park is managed as a single business estate with architectural guidelines, and most units are sectional title. We quote in a format that can be put to trustees or park management, and work within the estate's rules and approval process.
Why does the steel on our unit corrode so fast?
The park sits within sight of the False Bay shoreline and onshore wind carries salt straight onto the buildings. Balustrades, staircases, canopies, gutters, and flashings take the worst of it. Repairs here have to take the steel back to a sound surface and rebuild the protection properly — patching over rust bloom lasts a season.
We have damp at the base of our ground-floor walls. What causes that?
The park is built on low-lying ground beside the Zandvlei wetland, so the water table sits high and ground-floor walls wick moisture up from below. The fix is to deal with the source — surface drainage, damp-proofing, and the right breathable build-up — before replastering. Sealing over it simply traps the moisture and it returns.
Can you work while our unit stays open?
Yes. Most units in the park stay occupied and trading while we work. We phase the job, keep access and parking clear, and run noisy or disruptive stages after hours or over weekends where needed.
Do you handle tenant fit-outs between leases?
Yes. Partitioning, mezzanines, ceilings, flooring, office and ablution installations, and making good on exit are regular work for us, and we turn them around inside the window between tenancies where the programme allows.
