Do you do roofing work throughout Newlands?

My roof leaks in heavy rain but not in light rain. Why?
That pattern almost always points at capacity rather than the covering. In light rain the valleys, gutters, and downpipes cope. In a Newlands downpour they fill, back up, and water is pushed sideways under the tiles or over the back of the gutter into the eaves. Sealing the covering does nothing for this. The fix is widening the valley, enlarging the gutter, or adding a downpipe so the water has somewhere to go.
Newlands is the wettest suburb in the country. Does that change how you roof?
It changes the sizing and the detailing more than the materials. The oaks drop everything into my gutters. Can that be dealt with?
Partly, and honestly. Leaf guards and larger outlets help a great deal, and moving to a wider gutter profile with more downpipes buys you a lot of margin. But with mature oaks overhead no roof is entirely maintenance-free — the realistic goal is a roof that copes with a blocked gutter for a week rather than one that leaks the same afternoon.
There is moss and damp on the roof that never dries. Is that a problem?
On the covering itself moss is mostly cosmetic, though it does hold water against tiles and shorten their life. The real concern is what the permanent shade and damp are doing to the timber underneath. Where a roof has been wet for years we check purlins, battens, wall plates, and rafter ends for rot before quoting a recovering, because relaying a good covering onto soft timber is money wasted.
Can you work on the roof in winter?
Repairs, yes — leaks do not wait for summer, and we do emergency and temporary work through the wet months. Stripping a roof is different.
