Usually, but almost never directly above where it appears. Water entering a flat concrete roof runs along the slab, along a movement joint, or down a service penetration before it finds a way through a ceiling — so the stain can be metres from the entry point. That is why we trace it properly instead of waterproofing the patch above the stain, which is the standard way of paying for the same repair three times.

Can the work be done without residents moving out?

Yes, and it is how we run these jobs. We phase the work block by block or section by section so only a limited area is live at any time, keep walkways and entrances open, and never leave an open roof above an occupied unit overnight — each section is stripped and dried in the same day. Residents get notice of which section is next and roughly how long it will take.

Why does the roof only leak in a storm?

That is a drainage problem, not a covering problem. A large flat slab with too few rainwater outlets — or with one of them blocked — will cope with normal rain and back up in a downpour, at which point water goes over the upstand and into the building. Century City also catches serious wind-driven rain off the flats. We check outlet capacity and add overflows so a blockage announces itself down an outside wall rather than through somebody's ceiling.

Do you handle balcony and soffit waterproofing too?

Yes, and on multi-storey blocks it is often the actual cause of what gets reported as a roof leak.
