Your Local Rondebosch Bathroom Contractor

Bathrooms in Houses That Never Had One

Rondebosch has some of the oldest housing stock in the Southern Suburbs, and most of it predates the indoor bathroom entirely. What you have now is usually a converted back room or an enclosed piece of the old stoep — an awkward shape with a long, indirect drainage run, and original galvanised supply pipework behind the tiles that is well past its working life. Re-planning the room is where the gains are; simply replacing the fittings leaves every one of those problems in place.

The other half of our work here is rental. With UCT next door a great deal of Rondebosch property turns over on the academic calendar, which means a bathroom that has to be specified to survive tenants and finished by a date that does not move. Both jobs need the same thing from a contractor — an honest answer at the site visit about what actually fits the constraints.

What's Included

Every Trade Your Bathroom Renovation Needs

You appoint one contractor. We take care of the full scope, from the first sledgehammer to the final silicone bead.

Strip-Out & Prep

Careful demolition, rubble removal, and dust protection for the rest of your home.

Replacing Galvanised Pipework

Original supply lines at the end of their life taken out while the walls are already open.

Plumbing & Drainage

New runs planned around a long, awkward fall from a room that was never meant to be a bathroom.

Waterproofing

Showers, wet zones, and floors sealed properly before a single tile goes down.

Electrical & Lighting

Downlights, mirror and niche lighting, extractor fans, and compliant circuits.

Tiling

Set out to square up a room that is rarely square, with clean lines and level joints.

Joinery & Vanities

Vanities and storage built to fit an irregular plan rather than ordered off a shelf.

Fixtures & Fittings

Freestanding baths, wall-hung toilets, basins, frameless glass, and tapware.

Design Details

The Details That Lift a Rondebosch Bathroom

In an irregular period room, most of the design work is making the space read as deliberate rather than left over. These are the details that do that.

Walk-In Showers

Curbless, frameless glass showers that feel bigger and are far easier to clean.

Lit Recessed Niches

Built-in shelving with concealed LED strips — storage that doubles as a feature.

Feature Tiling

Fan-pattern, terrazzo, and mosaic tiling used to give one wall real presence.

Period-Appropriate Fittings

Detailing that sits comfortably in a Victorian or Edwardian house instead of fighting it.

Made-to-Fit Joinery

Built in place because a converted back room is almost never a standard set of dimensions.

Hard-Wearing Rental Specs

Finishes and fittings chosen to survive tenants and turn over between academic years.

Why Choose Us

A Bathroom Contractor You Only Have to Phone Once

In a century-old house the bathroom is never just a bathroom — there is drainage to re-route, old pipework to replace, and original ceilings and cornices to work around. Splitting that between trades is how period detail gets damaged and how deadlines slip. We are a building contractor, so all of it sits with one team.

  • One contractor for plumbing, electrical, tiling, joinery, and finishing
  • Local team working across Rondebosch and the Southern Suburbs
  • Experience fitting bathrooms into Victorian and Edwardian plans that never had one
  • Original galvanised pipework replaced while the walls are open, not left for later
  • Careful work below original pressed-metal ceilings and cornices
  • Programmes that can be held to a letting or academic-year handover date

Bathrooms We Renovate

Every Kind of Rondebosch Bathroom

The suburb splits between period family homes and a large rental market near the university. We work on both, and we specify them quite differently — a family bathroom and a student let are not judged on the same things.

More Than Bathrooms

Renovating the Rest of the House?

Bathrooms are often the start of a bigger project. As a full building contractor in Rondebosch, we also handle kitchens, extensions, roofing and ceiling repairs, and structural alterations — so one team can carry the whole renovation.

Bathroom Renovation FAQs for Rondebosch Owners

Awkward converted-room layouts, replacing original galvanised pipework, working below pressed-metal ceilings, rental specifications, and finishing to an academic-year handover date.

Do you renovate bathrooms throughout Rondebosch?

Yes. We work across the whole suburb, from the older streets around the Common and the Liesbeek through to the flats and rental stock near UCT, as well as neighbouring Newlands, Claremont, Rosebank, and Mowbray.

My bathroom is an odd shape. Why is that, and can it be fixed?

Because the house was built before indoor bathrooms were standard. In a lot of Rondebosch properties the bathroom is a converted back room or an enclosed section of the old stoep, which is why it is an awkward shape with a long, indirect drainage run. It can absolutely be improved — often dramatically — but the gains come from re-planning the room rather than just replacing what is in it, and the drainage fall is the constraint that decides what is possible.

Should I replace the old pipework while we are at it?

If it is original galvanised, yes, and this is the moment. Those supply lines are at or past the end of their working life, they narrow with corrosion, and they are exactly what causes the pressure complaints people blame on the municipal supply. Replacing them once the walls are open costs a fraction of what it costs to come back and open a finished bathroom two years later.

There is a pressed-metal ceiling above the bathroom. Is that a problem?

It is something to work around carefully rather than a problem in itself. Original pressed-metal ceilings cannot be cut out and re-sheeted the way a modern board ceiling can, and matching panels is slow and difficult. Where services have to run above one we plan the route to minimise what gets disturbed, and we tell you up front if something genuinely cannot be done without affecting it.

I let the property to students. Can you work to a handover date?

Yes, provided we know the date at the site visit. A great deal of Rondebosch property turns over on the academic calendar, and a bathroom fitted into the gap between tenants has to be programmed rather than hoped for. We will tell you honestly whether the scope you want fits the window you have, and if it does not we will tell you that too.

What holds up best in a rental bathroom?

Porcelain rather than natural stone, wall-hung fittings that leave the floor clear to clean, solid-surface or sealed tops instead of timber, and standard tapware we can still source spares for in five years. It is not the cheapest specification on day one, but a rental bathroom is judged on what it looks like after six tenants, not after one.

How long does a bathroom renovation take?

A single bathroom usually takes three to four weeks on site, and five to six if the layout or plumbing moves. In a period house where drainage has to be re-routed and old pipework replaced, plan on the longer end — most of the extra time is in the parts nobody sees.

How do I get a quote for my Rondebosch bathroom?
