Small Rooms, Solved by Layout

Bakoven runs from small original cottages to contemporary homes built into the boulder slope, and in both the bathrooms tend to be tight. The difference between a cramped room and a comfortable one is almost never the square metres — it is where the shower sits, whether the toilet has a cistern hanging off the wall, and how much floor you can actually see.

The other constraint here is logistics. The lanes are narrow, parking and turning are scarce, and most erven have no room to stack material, so we order to a sequence and take rubble out as we generate it. The site stays tidy because there is simply no room for it not to be.

Why Choose Us

A Bathroom Contractor You Only Have to Phone Once

Most bathroom renovations go wrong in the gaps between trades — the tiler waiting on the plumber, the electrician arriving after the walls are closed. In a cottage with one small bathroom and a lane instead of a driveway, those gaps stretch a three-week job into two months. Running it ourselves removes them.

  • One contractor for plumbing, electrical, tiling, joinery, and finishing
  • Local team working across Bakoven, Camps Bay, and the Atlantic Seaboard
  • Materials staged in small loads for lanes and erven with nowhere to store them
  • Compact cottage bathrooms replanned to work harder, not just look newer
  • Coastal-grade fittings for a position more exposed than Camps Bay in most spots
  • Written scope and fixed quote before demolition starts

Bathroom Renovation FAQs for Bakoven Owners

Making a small cottage bathroom work, deliveries in narrow lanes, off-season letting windows, rock under the floor, costs, and how to get a quote.

Do you renovate bathrooms throughout Bakoven?

Yes. We work across Bakoven, from the small original cottages down in the lanes to the contemporary homes built into the boulder slope, and in neighbouring Camps Bay, Clifton, Llandudno, Hout Bay, and Bantry Bay.

Can you make a small Bakoven cottage bathroom work better?

This is most of what we do here, and the answer is almost always layout rather than square metres. A curbless walk-in shower in place of a bulky bath, a wall-hung toilet with a concealed cistern, and a floating vanity that leaves the floor visible underneath will make a cottage bathroom feel and function like a much larger room. We plan that first and choose the finishes second.

There is nowhere to park or store material — how do you manage?

By ordering to a sequence rather than in bulk. Bakoven's lanes are narrow with almost no parking or turning, and most erven have no room to stack material, so deliveries come in small loads timed to the stage of work, and rubble leaves as it is generated. The site stays tidy because there is simply no room for it not to be.

We let the cottage seasonally — can you work in the off season?

Yes, and it is usually the easiest way to do it. Tell us the window and we scope the work to fit it, order materials before we start so nothing stalls on a delivery, and hand the property back ready for the season. If the scope will not fit the window honestly, we tell you at quote stage.

Can you move the drain if the floor sits on rock?

Sometimes, and it changes the cost, so we establish it before pricing rather than after. Bakoven sits on granite boulder ground, and on a ground-floor cottage moving a drain or a soil stack can mean cutting into rock instead of digging. We work out what is under the floor at the site visit, then plan the layout to work with the ground rather than against it.

What does a bathroom renovation cost in Bakoven?

Most full bathroom renovations fall between R40,000 and R150,000 depending on size, finishes, and whether the layout changes. Small cottage bathrooms often sit at the lower end on quantities but not on detail — a compact room has nowhere to hide a poor joint. We quote per bathroom after a site visit.

Can I stay in the cottage during the renovation?

Honestly, it is harder here than in a larger house. In a small cottage with one bathroom we plan the shut-downs tightly and sequence the work to keep the disruption short, but many owners prefer to use the off season and have the place to themselves when it reopens.

How do you make sure the bathroom does not leak later?

Waterproofing is the part nobody sees and the part that fails first when it is rushed. We prepare and seal the shower, wet zones, and floor properly, allow the correct curing time, and only then tile. We also specify marine-grade fixings and coastal-appropriate hardware, because this position takes direct spray and anything less gives up early.
